Because of the businesses around there. College, the OEC / casino, Bassets and others. Also a church right at the front. The location would be fine but the practicality of (maybe) compulsory purchase? Tough I think

It’s a good area but not practical imo. I think looking locally the best area that could be used is Neepsend behind the old Owl pub - all warehousing etc.
