  1. Don't necessarily need to whilst in league 1. If we can sign free transfers, I think we would be able to attract some decent players, especially if the are sold the project by the new owner / director of football.

According to AI: Arthur's Skips has land at Kelham/Neepsend that is at least 13.5 acres in size, with reports indicating it has expanded to over 20 acres with a recent purchase of a five-acre site. The company acquired a 13.5-acre site at the former Neepsend gas holder location, later purchasing an adjacent five-acre site, increasing their total operational footprint in Neepsend to over 20 acres. Should be big enough.
